Changes to the Land Development Regulations are expected to be implemented once fully agreed upon by the Tenafly council.
Specifically, the four changes under review by the council are:

- the below-grade garage regulations

Of the above, only the rules for impervious surfaces and below-grade garage restrictions were cleared. A final discussion and vote is scheduled for July 12.
If approved, below-grade garages will only be allowed if they have a “positive gravity drainage system” and are sloped away from the house, or have a drainage system constructed to hold run-off generated by a “100-year storm event.” Other restrictions will also be in place.
Also, if approved, buildings would be allowed to have a higher coverage percentage of the lots on which they are situated. For example, in the R-40 zone, rear-yard impervious coverage would be increased from 20 percent to a maximum of 50 percent.
